SITUATION
Weston is a small hamlet situated just west of the historical
village of Pembridge and in the heart of north Herefordshire’s
countryside. Road access to key market towns and the City
of Hereford is good as is the choice of excellent schools
in the area. Kington provides everyday needs as well as a
supermarket, dentist and doctor’s surgery. Both Hereford
and Leominster have railway links north to Manchester, south
to Newport with its connection to London Paddington and
east to Worcester and Birmingham.

HISTORICAL NOTE
Swallowbrook Barn along with the other Listed barns were all
converted from their agricultural function, be it for housing
livestock, crops and machinery between 2007 and 2010.
Their conversion therefore is modern whilst paying respect
to the original structure and construction. Swallowbrook
Barn has underfloor heating throughout most of the ground
floor. Windows are double glazed and the gas boiler has been
recently upgraded.

THE PROPERTY
The entrance to the property is off a country lane and the
gravel drive sweeps through into its own private courtyard and garden.

There is ample car parking and a brick paved path and terrace
leading to the front door. Off the hall with the main staircase
is a cloakroom/shower room. The Dining Room with views out
to the garden shares a wood burning stove with the sitting
room beyond. It is from the corridor, which leads to the Utility
Room, shower room and ground floor bedroom that this
area could easily become an independent and self-contained
annex suitable for a dependant relative or other such uses.
The Kitchen has an electric 4 oven AGA and gas hob, fitted
floor and wall mounted units, a double sink with marble
draining boards and walk in larder. It adjoins the Breakfast
Room which from here has double wooden doors into the
fabulous Drawing Room open to the ridge timbers and
trusses and has two pairs of glazed doors out on to the
terrace and garden. Beyond again is the Library and stairs
leading up to the Work/Play Room with its ballustrade
balcony overlooking the drawing room.

The main stairs lead to a split landing either side of which
are two guest bedrooms served by a bathroom. Along the
landing is a small fun children’s bunk room with port hole
windows. Beyond is the main bedroom with its Dressing
Room and ensuite Bathroom with bath, shower, wc, bidet and basin.

THE GARDENS
The garden is on two levels with flower borders close to and
around the lower lawn, whilst brick steps lead up to the top
lawn at the end of which are a variety of fruit trees including
apples, pears and plum.

SERVICES
Mains water and electricity. Shared drainage. Gas central
heating.

FIXTURES AND FITTINGS
The curtains, light fittings, the kitchen island unit as well as
the Welsh Dresser in the Breakfast room along with garden
furniture and machinery are excluded from the sale but may
be available separately.
